Keeper's cottage in a rural setting

This small Grade II listed cottage is located on remote farmland that is part of a historically significant estate. The initial brief was to produce an energy performance certificate (EPC) to allow it to be let. The cottage did not meet the required energy efficiency performance and while a minority of the improvement recommendations were subsequently installed, those that would increase the EPC to the legal threshold were either inappropriate for the cottage because they would have harmed its heritage significance, or they were too expensive. I undertook extensive negotiations with the local authority, and contacted local craftspeople / contractors for quotes so that the relevant evidence could be compiled and the client could apply for an exception under the MEES regulations.
